Selling properties abroad in countries such as the United States, Canada, UK, Australia is relatively a well organized affair. Basically property owner will list their properties for sale with a licensed real estate broker of their choice and the marketing of the property for sale is done by the real estate broker/agents at their cost. Regardless of the real estate agent selected, all licensed agents will have access to information of the property listed for sale through Multiple listing Services (MLS) which makes it easier to find buyers. Once the property is sold the negotiated commission (usually 3 to 6 percent is deducted from the sale price. Generally most properties listed at fair market value are sold within a 90 day period, I can say that as I have lived in North America for over 40 years. Buying or selling real estate abroad in most countries is a straight forward affair that is well regulated and handled by licensed professionals.

In India lack of strict licensing requirements allow just about anybody to become a real estate agent.  With the bulk of housing sales in India made by using cash payments made without paperwork the chances of fully regulating property dealers appears to be quite slim. As I write this, I am in the process of trying to sell my own property in India and this article is based on my personal experiences. Hopefully non-residents trying to sell properties in India may find this article useful.

Advertising Property for Sale in India

When it comes to selling property in India, naturally one has to advertise their property to find buyers. The largest players in India when it comes to real estate advertising are: Magic Bricks 99acres They offer real estate advertising on their websites, they do not escort buyers to show your property or prepare sale documents etc. like real estate agents in North America who preform all services such as marketing and showing of your property until sold. Both Magic Bricks and 99acres are actually websites displaying property buy and sell ads. Generally they both offer the facility to owners who have properties for sale to post their advertisements on their websites free of charge.  Since I was in the process of selling my Indian property located in Pune, I decided to post my flat for sale on both these websites. Now to answer questions such as: How does the posting process of free ads work? Is it beneficial to advertise on these websites? Are Magic Bricks & 99Acres advertisements place by owners really FREE!

Posting ads by property owners is relatively easy. Simply visit their website, register,verify your phone number and email ID and post your ad using their on-line form. Have your phone handy to receive text messages confirming your ad posting. Magic Bricks gave me an option to also post photographs by uploading them to their website. 99acres on the other hand called and wanted to send someone to the property to take photographs free of charge. I agreed to this proposal and sure enough the next day a person showed up and took about 20 photos that were edited by them and some were indeed  posted.

What happens after posting your free ad - Lots of phone calls & text messages!

Soon after I posted my property for sale ad on the two most popular Indian real estate websites Magic Bricks and 99acres, I started receiving quite a few calls and text messages. Not from potential buyers but from other websites in India that post property ads free. Apparently, such websites keep an eye on new postings Magic Bricks and 99acres and then contact the posters to get them also to place a free ad on their websites. Generally what happens once a free ad is posted and these two major advertisers have your phone number be prepared to receive: Calls from other websites to post your ad free [On one occasion one party wanted me to place a paid ad on their website as they claimed to have high profile buyers for exactly my property. I politely declined] Calls from third party vendors selling all kinds of stuff, since my Indian Sim card was new I wonder how these people got my name and number.

Finding your posted ad on the Internet

Five days after posting my free ad, I try and find it on the Internet by visiting Magic Brick and 99acres website and searching for property with specifications of exactly of what I  posted. On 99acres website, I am indeed able to view my ad and see the photos taken by their photographer, it also shows a verified property logo. On Magic Bricks website, no luck, the only way I could find my ad was to login to my account to edit my ad! I start wondering how people will find my ad and then seven days after posting my ad, I find out why my ad is not visible, read on. The first contact is from Magic Bricks, they call and suggest that people will be able to view my ad easily if it is on the top of their pages. To make a long story short, paying for their gold service will make it easier for buyers to find my property and hence sell faster. I decline their offer. Their calls to reconsider however continue over the next few days. Today as I write this, it has been 13 days since my ads to these two sites were submitted, I can still see my 99acres free posting, however no luck on Magic Bricks. To be fair, 99acres also contacted me about 7 days after my initial ad posting and tried to sell me their paid services.  When I received the first call from Magic Bricks and 99acres sales persons, I had requested both of them to email me the services package they were trying to sell me. While 99acres obliged by sending me an email detailing their services and it is reproduced below. Magic Brick did not bother and continued with sales calls. For those who are interested, Magic Bricks offers paid ads that fall under plans costing from Rupees 2000 to Rupees 10,500 plus. All said and done NRIs interested in selling their properties can avoid many issues by simply advertising their properties in the popular local/national newspapers or use local brokers. Update: On September 21, 2016 two weeks after my initial free ad posting I am now able to view my ad and property photographs on Magic Brick website also.

Fastest way to sell property in India

In my humble opinion contact local brokers in the area where the property is located. Your chances of selling are better with a direct contact with a local property dealer who does not get paid the one or two percent commission until the property is sold. Listing my free ad with India’s two top real estate sites has resulted for me only additional calls to list on other websites, calls from various vendors except property buyers and yes calls to convert my free ad to a paid ad. Having gone through this process in person trying to sell my Indian property, I think the preferable mode to sell your Indian property would still be the old fashioned way! through your local broker or property dealers as many are referred to. These people will bring genuine  buyers as they get paid only if they sell. Current commission rates are 1 to 2 percent. Sales pitch that both the two major Indian advertising websites used to sell their ads was that I could sell my property without paying a commission to property brokers! hard to believe considering the no buy but only other websites and brokers respond to such ads, thats is what happened in my case. Stay tuned, my property is still on the market, its now been thee weeks since I decided to sell and will  post information as changes of status occur.
